Craiglarach Cottage - Self Catering Holiday Accomodation
1. A
non-returnable deposit of 25% of the rent
is required to confirm a booking: This will be refunded if the accommodation
requested is unavailable. The balance of the rent is due not less than 2 calendar
months before the start of the let. No separate invoice will be sent.
2. Cheques should be made payable to 'Miss
Rosie Barnett'.
3. Only applications made
on the
booking form, accompanied by the deposit
can be accepted as firm bookings. Preference will be given to bookings of two
weeks or more. The hirer must note that by completing a Booking Form, they enter
into a legal agreement, and are bound to abide by the conditions of hire and
any other reasonable instructions given by the Owner.
4. A booking made less than
2 calendar months before the start of a let, is only acceptable when payment
in full is enclosed with the booking application form.
5. Cancellations: notice
of cancellation must be sent by registered post or recorded delivery letter.
In the event of cancellation, every effort will be made to re-let the cottage,
for which a re-let charge may be levied. But if this cannot be arranged, the
hirer may be liable to pay the balance. A refund of a proportion of the total
rent will me made on the following basis:-
a) Successful re-letting 75% of total
rent
b) Unsuccessful re-letting 1-2 months notice 50% of total rent
0-1 months
notice 25% of total rent
Cancellation insurance is advised to avoid this occurring.
6. Damages: the
hirer is responsible during the period of let for any losses or damages to furniture,
fittings and structure, or any other neighbouring property, whether caused wilfully
or not - fair wear and tear excepted. Any such loss or damage must be repaired,
replaced or paid for by the hirer, to the owner's satisfaction.
7.
The cottage must not be sub-let. The owner, or her agent reserves the right to refuse entry, and to demand the immediate removal of any persons, including friends or associates of the hirer, not complying with the conditions of hire, or if conducting themselves in a manner detrimental to the property.
8. The cottage must not be used by more than the number of people as stated in the advertisement – i.e. a maximum of 4 people.
9. Pets/One well behaved dog is welcome, by prior arrangement and agreement with the agent/owner. All we ask is that you respect these few simple common sense requests.
PLEASE keep your dog under control in the garden (where there are no fences) and in the surrounding paths/lanes and countryside.
PLEASE do not leave your dog unattended in the cottage.
PLEASE keep your dog off the chairs and beds.
PLEASE clear up all dog fouling from the garden – there is a poopa scoop by the logs, and dog litter bins in the village.
10. The period of hire will be from 16.00 hours on the day of arrival, and 10.00
hours on day of departure, unless special arrangements have been made and agreed with the agent.
11. On arrival at the cottage, you will find the cottage clean and tidy, and we request that you leave the cottage in the same clean and tidy condition before you leave on your day of departure. The right is reserved to charge for any exceptional cleaning requiredYou will also find clean bed linen, towels etc, for your use during your stay. To ensure privacy for tenants staying more than a week, there will be no cleaning services during their stay, but clean bed linen and towels will be provided on Saturdays. Tenants are requested to put all the soiled linen into a laundry bag provided (on top of the tumble drier) and leave it by the washing machine by 10am on the Saturday morning. During the day, the bag of soiled washing will be taken, and replaced with clean linen and towels.
